There is genuine short-stay demand in the Quad Cities: state basketball and wrestling tournaments and concerts at the Findlay Toyota Center, the lakes and the Granite Dells, the trails, and the steady flow of visitors to Prescott’s downtown eight miles west. A well-placed, well-presented home can book well from spring through fall.

The paperwork here is real and specific. Prescott Valley requires a Town vacation rental license, emergency contact information for someone who will answer within 24 hours, written notification to the adjacent neighbors before the first rental, liability coverage of at least $500,000, and guest screening; special events are not allowed at a vacation rental. A missing emergency contact carries a $1,000 penalty every thirty days. None of that is difficult — it just has to be done properly, and kept current.

Short-term is a business, not a passive investment. It grosses more and nets less than people expect once turnovers, supplies, furnishings and management are paid for. Our job is to tell you which side of that line your property falls on before you furnish it.
